Hotel Development Planning

Our client is a large and fastgrowing economy hotel chain. As a major owner and operator of economy hotels across the UK & Ireland, Middle East and India, the company is now introducing its successful no-frills hotel concept across Asia Pacific. As part of its ongoing efforts to expand its highly successful economy hotel brand across Asia Pacific, they are seeking to hire a MAnager, Development Planning for their office in Jakarta, Indonesida.

Role Overview:

    To assist in the administration, communications and information functions of the Development Department and ensure the duties of the Manager are carried out in a professional, discreet, exact and prompt manner in accordance with the expected standards.
    To undertake diligent feasibility analysis on prospective development opportunities.
    To implement and control the Development Planning Processes and ensure adherence to the same.
    To assist in deal support, presentations, research, projections and special project functions of the Development Department.
    To perform all duties as designated by the direct reports and other senior executives as directed from time to time.

Main Tasks:

    Deal Support (Feasibility, Financial Analysis):
    Support initial market reviews and project feasibility analysis, and assist during the critical project evaluation stage;
    Providing analytical support to assist the Development Team in the financial feasibility and deal structuring analysis associated with the development of pipeline hotels;
    Undertake financial analysis of development opportunities as they proceed through the various development phases, as well as the preparation of pro forma financials, for internal presentation or to investor/lender groups;
    Prepare project summary and critical review documents for presentation to senior executives and potential partners and owners;
    Provide on-going market feasibility and due diligence throughout project development process;
    To ensure the relevance, accuracy and timeliness of such data and consolidate such into approved reporting formats ready for further review by direct reports.

Due Diligence:

    To carry out effective due diligence in accordance with agreed and implemented systems and processes in line with corporate requirements to determine viability of new projects, including site inspection and market supply/demand analysis and to determine integrity of all new projects through comprehensive Developer investigation.

General and Administrative (Planning):

    To monitor the status of current projects and assist in updating the Deal Tracker to ensure the most up to date information is available to the Development Team by way of the above report.
    To execute the tasks and responsibilities for Administrative Projects, including Board Papers, preparing and maintaining relevant Pipeline Analyses and reports,
    To assist where directed in the preparation of the strategic expansion plan and policy development plan.
    Tracking and evaluating the latest market trends, key lodging stats, supply and demand trends, cap/discount rates, debt/equity trends, and performance benchmark in the markets where company’s existing and pipeline assets are located
    To establish strong working relationships with local and international resource contacts to assist in the information gathering process.

Skill Requirement:

    Proficient in developing complex hotel real estate modelling, analytical tools and presentations using Microsoft Excel and Power Point
    Working knowledge of various facets of hotel  market feasibility analysis and real estate investments analysis particularly in a development planning / asset management role
    Hotel management knowledge is crucial
